# Listing Marketing

Explore the tools available in Rechat to promote a listing, reach buyers and agents, and keep sellers informed.

Market every stage of a listing from one connected collection of tools.

Rechat helps you turn an MLS listing into professional marketing for consumers, other real estate agents, open-house visitors, and sellers. Depending on your company’s configuration, you can create property-specific email, social, print, websites, Agent Network outreach, Open House Sign-In Pages, and Seller Reports.

Use this section to understand how the tools work together and choose the right place to begin.

### Listing Marketing tools

Each tool serves a different part of the listing-marketing process.

#### Listing Marketing Dashboard

Use the Listing Marketing Dashboard to find listing-specific marketing templates and launch related tools.

From the dashboard, you can:

* Choose a marketing need, such as Open House, Coming Soon, Just Listed, New Price, Under Contract, Just Sold, or For Sale
* Create listing email marketing
* Create social posts and stories
* Customize flyers, postcards, brochures, and other Print Marketing
* Launch an Agent Network email
* Begin creating an Open House Sign-In Page
* Begin creating a listing website

The Dashboard is available only for listings received through an MLS feed. It provides marketing templates to create; it does not track or display the marketing you have already completed.

#### Seller Report

Create a professional report that shows sellers how their property has been marketed.

Depending on the activity connected to the listing, a Seller Report can bring together:

* Email marketing and engagement
* Social media marketing
* Digital advertising
* Print Marketing
* A timeline of listing-marketing activity

Use the report to support regular seller updates, review campaign performance, prepare for pricing or strategy conversations, and demonstrate the work completed to promote the property.

#### Listing Websites

Create a dedicated website that presents a listing through your company’s branding and available website templates.

A listing website can help you:

* Create a focused destination for property information
* Showcase listing photos and other media
* Present property features and details
* Provide a link that can be shared through email, social media, print marketing, or other channels
* Support lead generation
* Use the included Rechat URL or manage available domain options

Rechat does not automatically create listing websites. You must select a template and complete the website-creation workflow. You can create more than one website for the same listing.

#### Agent Network

Use Agent Network to market a listing to real estate agents who may have interested buyers.

Depending on the MLS, agents are found using either:

* A radius around the property
* A list of ZIP Codes

The available search method is determined by the MLS and cannot be changed by the user.

From Agent Network, you can:

* Find agents in the applicable market area
* Refine the agent results
* Add selected agents to the People Center
* Send a trackable eBlast to the selected recipients

When launched from the Listing Marketing Dashboard, the current listing is automatically selected and Rechat takes you directly to the Agent Results.

### How the tools work together

The tools in this section support different audiences and goals:

For example, an agent preparing for an open house might:

1. Open the property’s Listing Marketing Dashboard.
2. Select **Open House** as the marketing need.
3. Create an invitation email.
4. Create social posts and stories.
5. Customize and download a property flyer.
6. Send the listing to nearby agents through Agent Network.
7. Create an Open House Sign-In Page for visitor registration.
8. Create or update a listing website.
9. Use a Seller Report to show the seller the activity connected to the listing.

**Best practice:** Choose the marketing need that matches your immediate goal, then create a coordinated mix of email, social, print, agent outreach, and website content. Repeating a consistent message across several channels can help more people discover and remember the property.

### Where should I begin?

#### I want to create listing email, social, or print marketing

Start with the **Listing Marketing Dashboard**. Rechat will display listing-specific templates organized by marketing need and medium.

#### I want to reach other agents

Open **Agent Network**. When you begin from the Listing Marketing Dashboard, the listing is already selected.

#### I am preparing for an open house

Use the **Open House** action from the Listing Marketing Dashboard to begin creating a sign-in page.

If the open house was scheduled through the MLS, Rechat may have already created an Open House Sign-In Page automatically. Check the Today page on the day of the event before creating another page.

#### I want a dedicated website for the property

Open **Websites** to choose a template and create a listing website. If you already own a domain you want to use, review the **Connect Existing Domains** documentation after creating and publishing the website.

#### I need to update my seller

Create a **Seller Report** to present the marketing activity connected to the listing.

### Listings eligible for these tools

Listing Marketing begins with property data received through an MLS feed.

Important availability details include:

* A Listing Marketing Dashboard is created only for an MLS-fed listing.
* Agents see the dashboards for their own MLS listings.
* Team members and co-listing agents cannot access a dashboard when the listing is not assigned to them through the MLS.
* Administrators impersonating an agent can access that agent’s available listings and dashboards.
* A dashboard may remain available after a listing is sold, expired, withdrawn, or canceled.
* How long an older listing remains available depends on the MLS.
* Available templates and marketing media depend on the content provided by the company.
* A marketing category or medium may be hidden when the company has not made templates available for it.

**Important:** Rechat uses the information available from the MLS to populate listing marketing. Review all property details, photos, dates, pricing, agent information, and disclosures before publishing or distributing anything.

### Listing Marketing Package emails

When a listing’s status changes in the MLS, Rechat may send the listing agent a Listing Marketing Package email.

The email contains listing-specific marketing opportunities for the new stage of the property’s lifecycle. Selecting an available action opens the listing’s Marketing Dashboard.

If the agent does not already have an active Rechat session, they may be asked to sign in.

### Marketing throughout the listing lifecycle

A listing creates more than one marketing opportunity. Return to the Listing Marketing Dashboard as the property progresses and select the need that matches the message you want to share.

Common marketing moments include:

* **Coming Soon:** Build awareness before the listing becomes active, when permitted by the MLS and applicable regulations.
* **Just Listed:** Introduce the property to potential buyers and your sphere.
* **For Sale:** Continue promoting an active listing.
* **Open House:** Invite potential buyers and prepare for visitor registration.
* **New Price:** Reintroduce the property after a price change.
* **Under Contract:** Share progress and demonstrate activity.
* **Just Sold:** Celebrate the result and reinforce your experience in the market.

Selecting one of these needs refreshes the available templates. It does not change the listing’s status in Rechat or the MLS.

### Web and mobile availability

The complete Listing Marketing Dashboard is designed for Rechat’s web experience and is not currently available as a complete mobile workflow.

For the most consistent experience, use Rechat on the web when you need to:

* Browse all listing-specific templates
* Change the marketing need
* Compare available formats
* Launch the complete set of related listing tools

Individual Marketing Center features may have their own mobile capabilities. Refer to the applicable feature documentation for details.

### Best practices

* Review the listing information received from the MLS before creating marketing.
* Choose the marketing need that reflects the message you want to communicate.
* Use multiple channels when appropriate instead of relying on a single marketing piece.
* Confirm that listing photos are current and high quality.
* Check your name, title, contact information, company branding, and required disclosures.
* Review dates, times, prices, property details, and links before publishing.
* Test QR codes, public links, and registration pages.
* Check whether an Open House Sign-In Page already exists before creating another.
* Use Agent Network to complement consumer-facing promotion with agent-to-agent outreach.
* Use Seller Reports to make your marketing efforts visible to the seller.

### Frequently asked questions

#### Is Listing Marketing available for every property in Rechat?

Not necessarily. The Listing Marketing Dashboard is created only for a listing received through an MLS feed. Feature availability also depends on your company, MLS, and account permissions.

#### Why don’t I see the same templates or formats shown in this documentation?

Templates are provided by your company. Available marketing needs, media, formats, and designs may differ by company, office, region, team, or account permissions.

If your company has not provided templates for a particular medium, that section will not appear.

#### Does the Listing Marketing Dashboard show what I have already created?

No. The dashboard displays templates and related tools you can use to market the listing. It does not provide a history of completed listing marketing.

Use the applicable Marketing History or Insights area to find saved content or review available performance information.

#### Does selecting a marketing need change the listing’s MLS status?

No. Selecting Open House, Just Listed, New Price, Under Contract, Just Sold, or another need only refreshes the available template previews.

Listing status changes must originate from the MLS.

#### Why did I receive a Listing Marketing Package email?

Rechat may send the listing agent a new marketing package when the listing’s status changes in the MLS. The email provides access to marketing opportunities relevant to the listing.

#### Can a team member or co-listing agent access my dashboard?

Only the agent assigned to the listing through the MLS can see it among their listings. A team member or co-listing agent cannot access it when the MLS listing is not assigned to them.

An authorized administrator impersonating the listing agent can access the agent’s available dashboard.

#### Can I use Listing Marketing after the property is no longer active?

The dashboard may remain available after the listing is sold, expired, withdrawn, or canceled. How long the listing remains available depends on the MLS.

#### Does Rechat automatically create a listing website?

No. Select **Websites**, choose a template, and complete the website-creation workflow.

#### Can I create more than one website for a listing?

Yes. A listing can have more than one website.

#### Does Websites open a website I previously created?

No. The Websites action on the Listing Marketing Dashboard opens the website template selector to begin a new website. Manage an existing website from the Websites area or its applicable History location.

#### Does an open house need to be scheduled in the MLS first?

No. You can create an Open House Sign-In Page from the Listing Marketing Dashboard without first scheduling the event in the MLS.

#### What happens when I select Agent Network?

Rechat carries the current listing into Agent Network and opens the Agent Results. You can then refine the results and begin preparing an eBlast.

#### Can I use the complete Listing Marketing Dashboard on mobile?

The Listing Marketing Dashboard is designed for Rechat’s web experience and is not currently available as a complete mobile workflow. Use Rechat on the web for the full experience.
