# Listing Marketing Dashboard

Successfully marketing a listing is crucial for attracting the right buyers and generating interest, and Rechat’s Listing Marketing Dashboard simplifies your process.

Every stage of your listing’s life cycle is an opportunity to showcase your expertise, promote your property, and remind your sphere of influence that you’re an active, busy real estate agent. The **Listing Marketing Dashboard** in Rechat makes it easy to do all of that. Whether you’re creating a social media post, an eBlast, or a print flyer, the dashboard helps you market your listing with ease, all while keeping your messaging on brand.

When a listing is added to Rechat through the MLS, it automatically unlocks a set of **customized marketing templates** that are ready for you to use. The templates are automatically tailored to that property, meaning you don’t have to spend time setting up your materials from scratch.

### MLS photos and listing details

Templates use the listing details and photos available from the MLS feed. Review the details and images before you publish.

#### Missing or stale MLS photos and fields

Follow these steps when a photo, price, status, or other MLS field is missing:

1. Confirm the change appears in the source MLS.
2. Find the MLS-backed listing in Rechat by address or MLS number. Confirm it is the expected listing.
3. Confirm the MLS connection, coverage, entitlement, and required permissions.
4. Allow the MLS-specific refresh timing described in [MLS Coverage](/appendix/mls-support.md). Rechat does not publish one universal refresh window.
5. Do not use a browser refresh as an MLS refresh. Rechat has no self-service listing re-fetch action or per-listing sync-status view.
6. If the change remains missing, contact Support through **Support** → **Customer Support** or email <support@rechat.com>.

Include the MLS name, MLS number, address, change type, source-MLS change timestamp, affected Rechat surface, and expected versus displayed value. Support can evaluate feed availability and processing. Support can also force a manual update.

## **Key Stages for Listing Marketing:**

The dashboard provides marketing templates for each stage of your listing’s life cycle:

* [**Just Listed**](https://app.rechat.com/dashboard/marketing/JustListed/Email)
* [**Open House**](https://app.rechat.com/dashboard/marketing/OpenHouse/Email)
* [**New Price / Price Reduction**](https://app.rechat.com/dashboard/marketing/PriceImprovement/Email)
* [**Under Contract**](https://app.rechat.com/dashboard/marketing/UnderContract/Email)

* [**Multi-Properties**](https://app.rechat.com/dashboard/marketing/Listings/Email)
* [**As Seen In**](https://app.rechat.com/dashboard/marketing/AsSeenIn/Email) (for listings featured in publications)

These stages allow you to keep your audience updated and engaged throughout the entire selling process, reminding them that you’re actively closing deals.

## **How to Market Your Listing:**

If you have your listing in Rechat as a **Deal**:

1. **Go to the Deals Section**: From the main navigation menu, click on **Deals** and find the listing you want to promote.
2. **Access Marketing Tools**: Inside the deal, click on the **Marketing** tab to find all the eBlasts, social posts, and print templates available for that listing.
3. **Customize Your Templates**: Choose the template you want to use, and click **Customize**. The template will automatically pull in your listing’s details from the MLS, saving you time.
4. **Edit and Finalize**: You can easily edit text, swap out images, or add other media. When you click on a listing photo, you’ll see all the available photos from your MLS listing and any you’ve uploaded in Rechat.
5. **Publish**: Once you’re happy with the design, click **Continue**. You’ll get the option to share your design as a social post, download it, or compose an eBlast to send to your contact lists.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://help.rechat.com/guides/marketing/listing-marketing/promoting-listings.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
