# Create a Presentation from the Marketing Center
Create a Presentation from the Marketing Center when you have already researched the subject property and comparable properties.
Instead of searching the market first, you will choose a Presentation template and then add each property by MLS number, address, transaction, or MLS listing.
### Before you begin
Gather the MLS numbers or property addresses for:
* The subject property
* Each comparable property you want to include
If the subject property cannot be found in the MLS, you can add it manually as an off-market property.
### Choose a Presentation template
1. Go to **Marketing** from the main navigation.
2. Select **Marketing** from the expanded menu.
3. Select **Presentations** from the category menu.
4. Choose the Presentation template you want to use.
Available templates may depend on your brokerage, office, team, and account permissions.
After you choose a template, the **Select Listings** panel opens.
### Add properties to the Presentation
The Select Listings panel allows you to add properties from several sources:
* Search by MLS number or address
* Your Rechat transactions
* Your MLS listings
* Manual off-market entry
As you add properties, they appear in the selected-property list at the top of the panel.
### Search by MLS number or address
Use the **Enter MLS# or an address** field to locate a specific property.
1. Enter the property’s MLS number or address.
2. Select the correct property from the results.
3. Repeat for each property you want to include.
Using an MLS number can help identify the exact listing when an address has appeared in the MLS more than once.
### Add a property from your transactions
Properties associated with your Rechat transactions may appear under **Add from your deals**.
Click **Add** beside a transaction to include its property in the Presentation.
This can be helpful when the subject property already has a Listing or Buyer file in Rechat.
### Add one of your MLS listings
Your available MLS listings may appear under **Add from your MLS listings**.
Select the applicable listing to add it to the Presentation.
### Add an off-market property manually
If Rechat cannot find the subject property in the MLS:
1. Click **Off Market (Input Manually)** at the bottom of the Select Listings panel.
2. Complete the **Listing Details** form.
3. Click **Save Listing**.
4. Close the Listing Details form to return to the selected-property list.
#### Enter the property details
The Listing Details form allows you to add:
* Property photos
* Address
* Status
* Listing price
* Close date
* Close price
* Square footage
* Lot size in acres
* Bedrooms
* Full bathrooms
* Half bathrooms
* Listing or property website
* Property description
The address is required. Complete as many additional fields as possible so the Presentation contains useful and accurate subject-property information.
For an upcoming listing presentation, the **Listing Price** can represent the price you are considering or recommending. You can revise the price or enter a price range later in the Presentation editor.
### Designate the subject property
The first property in the selected-property list becomes the subject property. The remaining properties are treated as comparables.
Adding a property does not automatically designate it as the subject property.
To arrange the properties:
1. Locate the drag handle beside a property.
2. Drag the intended subject property to the top of the list.
3. Arrange the remaining comparable properties as desired.
4. Confirm that the correct properties are included.
5. Click **Next**.
On the following screen, the first property displays a star and the label **Subject Property**.
To remove a property before continuing, click the **X** beside it.

**Important:** Always verify the property order before clicking **Next**. If the wrong property appears first, Rechat will treat that property as the subject.

### Review listing adjustments
After you confirm the property order, Rechat opens the Listing Adjustments screen.
The subject property appears first, followed by the selected comparable properties.
To add an adjustment:
1. Click **+ Add Adjustments** beneath the applicable comparable property.
2. Enter a description for the adjustment.
3. Enter the dollar amount to add or subtract.
4. Add more adjustment lines as needed.
5. Review the adjusted total and original value.
6. Click **Save**.
Adjustments may account for differences such as:
* Square footage
* Property condition
* Lot size
* View
* Pool
* Renovations
* Bedrooms or bathrooms
* Other market-relevant features
Adjustments are optional. When you finish reviewing them, click **Next**.
### Select testimonials
Rechat then allows you to select testimonials to include in the Presentation.
You can:
* Select existing testimonials
* Add a new testimonial
* Connect Zillow to import testimonials, when available
* Skip the testimonial step
Select the checkbox beside each testimonial you want to include, then click **Next**.
If you do not want to include testimonials, click **Skip**.
### Customize the Presentation
After you complete the setup process, Rechat generates the Presentation and opens the editor.
