# Create a Presentation from the Search Center
Create a Presentation from the Search Center when you still need to research the market and select comparable properties.
This workflow allows you to search the MLS, apply filters, compare properties, and select your comps before choosing a Presentation template.
### Find the subject property’s area
1. Go to **Search** from the main navigation.
2. Search by city, ZIP code, MLS number, or an address associated with an MLS listing.
3. Apply filters to narrow the results by criteria such as:
* Property status
* Price
* Bedrooms and bathrooms
* Square footage
4. If needed, click **Draw Area** and outline the neighborhood or custom geographic area you want to search.

**Searching by address searches MLS listings.** If the subject property has never appeared in the MLS, it may not appear in the Search Center results. You can add it manually after selecting your comparable properties.

### Select comparable properties
Review the search results and select the properties you want to use as comparables.
You can switch between the available card, data, and map views while researching. Your selected properties remain checked when you change views.
The data view can be especially helpful when comparing details such as:
* Property status
* List or closing price
* Bedrooms and bathrooms
* Square footage
* Price per square foot
* Listing or closing date
After you select at least one property, a black action bar appears across the top of the Search Center.
The action bar shows the number of selected listings and provides options to:
* View the selected properties
* Create a Marketing Email
* Create a Presentation
* Build a Tour
* Add the properties to a Wishlist
The action bar remains across the top in every Search Center view.
### Start the Presentation
After selecting your comparable properties:
1. Confirm that the correct number of listings appears in the action bar.
2. Click **Presentation**.
3. Choose the Presentation template you want to use.
Rechat adds the selected properties to the Presentation setup process.
Available templates may depend on your brokerage, office, team, and account permissions.
### Review the selected properties
After you choose a template, Rechat initially opens the **Listing Adjustments** screen.
Before adding adjustments, confirm that the correct property is designated as the subject property.
1. Click the **X** in the upper-right corner of the Listing Adjustments screen.
2. Review the properties in the selected-property panel.
3. Add the subject property if it is not already included.
4. Place the intended subject property first in the list.
From the selected-property panel, you can:
* Reorder the selected properties
* Remove a property
* Search for another property
* Add a property from one of your transactions
* Report a missing MLS listing
* Add an off-market property manually
### Add an MLS property
If the subject property has previously appeared in the MLS:
1. Enter its MLS number or address in the search field.
2. Select the correct property from the results.
3. Confirm that it appears in the selected-property list.
4. Drag it to the first position.
Using an MLS number can help you locate the exact listing when a property has appeared in the MLS more than once.
### Add an off-market subject property
If Rechat cannot find the property in the MLS:
1. Click **Off Market (Input Manually)** at the bottom of the selected-property panel.
2. Complete the **Listing Details** form.
3. Click **Save Listing**.
4. Close the Listing Details form to return to the property list.
#### Enter the property details
The Listing Details form allows you to add:
* Property photos
* Address
* Status
* Listing price
* Close date
* Close price
* Square footage
* Lot size in acres
* Bedrooms
* Full bathrooms
* Half bathrooms
* Listing or property website
* Property description
The address is required. Complete as many of the remaining fields as possible so the finished Presentation contains useful subject-property information.
To enter the property:
1. Add photos by dragging them into the photo area, choosing them from your gallery, or uploading a file.
2. Enter the property address.
3. Select the correct formatted address from the available suggestions.
4. Enter the property information you have available.
5. Click **Add Description** if you want to include additional details.
6. Click **Save Listing**.
7. Close the Listing Details form.

**Pricing an upcoming listing:** The **Listing Price** can represent the price you are considering or recommending. You can revise it or enter a price range later in the Presentation editor.

### Designate the subject property
The first property in the list becomes the subject property. The remaining properties are treated as comparables.
Saving an off-market property adds it to the list, but it does not necessarily place it first.
To designate the subject property:
1. Locate the drag handle beside the intended subject property.
2. Drag the property to the top of the list.
3. Arrange the remaining comparables as desired.
4. Click **Next**.
On the following screen, the first property will display a star and the label **Subject Property**.

**Important:** Always verify the property order before continuing. The Presentation’s pricing analysis depends on Rechat identifying the correct subject property.

### Add listing adjustments
The Listing Adjustments screen displays the subject property first, followed by the selected comparable properties.
Use adjustments to account for meaningful differences between a comparable property and the subject property.
To add an adjustment:
1. Click **+ Add Adjustments** beneath the applicable comparable property.
2. Enter a description for the adjustment.
3. Enter the dollar amount to add or subtract.
4. Add additional adjustment lines as needed.
5. Review the adjusted total and original value.
6. Click **Save**.
Adjustments may account for differences such as:
* Square footage
* Property condition
* Lot size
* View
* Pool
* Renovations
* Bedrooms or bathrooms
* Other market-relevant features
Adjustments are optional. Repeat the process for any other comparable properties that require adjustments, then click **Next**.
### Select testimonials
Rechat then allows you to choose testimonials to include in the Presentation.
You can:
* Select existing testimonials
* Add a new testimonial
* Connect Zillow to import testimonials, when available
* Skip the testimonial step
Select the checkbox beside each testimonial you want to include, then click **Next**.
If you do not want to include testimonials, click **Skip**.
The selected testimonials populate the applicable testimonial section of the chosen Presentation template.
### Customize the Presentation
After you finish the setup process, Rechat generates the Presentation and opens the editor.
Review the entire Presentation carefully, especially when the subject property was entered manually. An off-market property only includes the photos and information you provided.
